If you can qualify for conventional financing, a HomeStyle Renovation loan by Fannie Mae will let you do property improvements and not need to do a refinance once completed! 

It had similar square footage in property size, similar square footage in lot size, was built 8 years apart, and was renovated.

I'd recommend attending local real estate meet ups to network with other investors and contractors if you plan to do a renovation.

If yes, please tell me why should I consider it a fair deal and give that contract to you, knowing that this house has $450K ARV after $45K spent on rehab/renovation?

Would you be able to get a mortgage on the duplex at perhaps a lower LTV amount and have them either escrow the taxes or use the funding to pay the tax balance in full and use the remaining funds for the renovation?

With this type of loan, you may be able to put down 10-15%, but keep in mind that the renovation will add to your overall costs later on.

@Priyanka Shah Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?
