I maxi-trimmed up all the neighbors overhanging trees, Central AC with an attached laundry/storarage room on the side deck and carport, fenced all around with two big sheds that I had built in the back.

I can tell you that when I went to rent my Nashville home, on the outskirts of Davidson county but near Percy Priest Lake, most who can, own, and there wasn’t a single renter who had a decent score for me to choose from.

Commercial lenders are hard to find in general and their terms are not anywhere near as attractive, from my experience, as the conventional mortgage folks. 5-7 years is the max I was able to find, and that's with a 25% down, but I think it's because I'm new and they didn't want to take a big risk.

I'm struggling to build (they are maxi-storage, so a bit more costs than mini-storage) for less than $25/SF today. 1.5 years ago I started building and I was putting them up for about $18/SF.
