First MF and Financing (amortization) question.

Hi All. Very new to REI and to this forum and learning. I need to find a commercial lender in Louisiana and not sure exactly what to look for. Also really want to know if its even possible to get a long-term amortization for a small commercial project (and my first at that). I am looking to finance about 500000, after putting 15% down on a group of duplexes. I am in it for cash flow and the numbers look attractive at 20 yr or above amortization. Still a good deal at 15 years, but I would really like to get that added cash flow. Is it likely I can get 20 year or longer amortization? All other numbers look good, its just I want to max cash flow. Thanks for any advice.
