Both properties are class A properties in great neighborhoods and have been understandably very modest in net cash flow ~ $100/month and 200/month after all expenses.So in order to improve my net cash flow to $300 to $400/ month I decided to start looking at cheaper older homes (built in the 60’s and 70s) in the 150K to 180K range in Friendswood, Pearland, League city and surrounding areas ( I live in Friendswood, TX).

(Tried ads in Craigslist, Backpage, and contacting 'We buy houses' and 'sell fast' and sending multiple emails, and texts...lots of work...)What a pack full of mistakes and lessons here.Hope someone can benefit from this epic failure.But, I'm still in the arena.I may just survive this crash or maybe 🎥 the Justice League will save me.

I'm just buying 1 unit so insurance will be cover by the HOA.I still playing little league ball and here in miami prices are very high and we have a lot of foreign investors with lots of cash so getting a property is not easy.

The business model in a nut shell:I’ll promise to provide a minimally value adding service for a fee, then pawn off 90% of the work, including the mission critical portions, on some fly by night vendor giving me a huge discount because they are not a going concern, which allows me to keep 90% of the fees I collect for myself.I won’t guarantee anything.Then I won’t plan at all for anything to go wrong either because my TOS says I have no liability for any of my vendors activities.Bush League
