I really enjoy listening to your video conference calls on notes. 

This seems like a good place to ask if anyone (@Mark Gallagher or Kevin D. perhaps) has some suggestions on buy-and-hold investing for cash flow in a MFH in eastern Pennsylvania.I live in New York City, and everything here of course is sky high expensive.  

We've had a more dramatic increase in our larger/higher price point units (2-3 BR, 1-1.5 Bath) as opposed to our 2 Bed 1 Bath apts.Hospital jobs seem to have a big economic effect throughout Eastern IA as well.

I go there for a conference every year and there has been a noticeable year over year improvement with more happening and vacant commercial space filling up.

I've learned so much in the past few months just from lurking/webinars and of course, the podcasts.I grew up in Eastern NC, but I've been bouncing around the country for a few years.  

that is why i called the investigator manager a goober. funny their attorney that the manager got on the phone on a conference call didn't say that she really had nothing to say. oh and by the way he did say that you can assign a contract.
