Perhaps you don't have to view them if the information you receive is satisfactory, but with the hot market you're in, you may consider moving forward with offers to get the property under contract and use the Contract to address delivery of Disclosures and for due diligence on the inspections (in a market that hot, part of your due diligence as the investor may be already being familiar with particular properties, areas, and their rent comps/values).
