You need to figure out a "best guess" on those numbers because getting too excited about a commerical property.

@David Faulkner  agree with David... chance of you doing anything in real estate listening to wholesaler guru's is less than 2%.getting a RE license working part time of for a top producer actually learning the industry as you earn some money is more productive over the long run.. and U never know when you could be a rock star agent or commerical agent..  

Here in the DFW area, the banks who will close real estate with a commerical loan will not loan to an entity in a Series LLC.

It's not students, poor area of town, but near a lot commerical properties so work is in walking distance.  

Financing was construction to permanent financing (commerical) at 4.5%.  

The two factors that pop out for me that differentiate commerical from residential is the valuation model and scale.
