My favorite color is GREEN which is also the color I am when it comes to real estate investing.

From some articles I have read though it sounds like exterior upgrades tend to have pretty good ROI, replacing the front door with a nice new steel one in a color that works well with the house, and new siding (or stucco or brick treatment) can be quite a good improvement in the look, that usually has pretty good ROI.

Really like the colors.

Reglazing works wonders with a 1950s 1960 colors like pink, green, blue tubs. 

I think it is his way of not dealing with late fees and probably positive psychology for the tenant.  

@Nick NoonOur perception is always colored so heavily by where we live. 

They play on psychological aspects of the population, they sell the dream.

However, I'm looking for 10+ years for a reason.  1) The first few years post Bubble anyone could buy low end properties almost anywhere, and 2) Repairs, vacancies and capex don't really show their true (costly) colors until year 10+.How far away are you from the properties and who is doing the management?

Old concrete can be power washed and a coloring stain can be put on it.
