Hello everyone, here in Anaheim, CA.

I always like to look at appreciation like many investors describe as "icing on the cake."

So unless the expectation is that the loss will be recovered upon selling due to value appreciation, I'm not able to understand why would any investor buy a rental in this area but these properties are selling like hot cakes which makes me wonder if I'm missing something here.  

I’ve never heard of an interior paint job go perfectly but this one might take the cake.

That's not meant to discourage you, just a heads up that it's not a cake walk.

In slang terms you could possibly have your cake & eat it too.

Tax benefits and appreciation are great, but they should be viewed as icing on the cake.

@Jason Lewis,I'm also a big DIY'er, and setting up an LLC is a piece of cake. 

So the appreciation is inevitable, and the icing on the cake.
