I'm having a hard time finding any estimating tools for this kind of a project, adding a story and multiple BR/1 BA, and wondered if there were any tools, sites or recommendations any of you have for this kind of a project. 

Listings are on their own company web page or one of the mls type listing services.

The course has broken website links, broken video links, and there was very little to no actual teaching going on between the student and instructor unless you would be willing to pay even more for that 1-on-1 training.

This was probably a year ago, but Before going onto their website I even called and spoke to a worker at that office who directed me to the category where I would find them… the category was filled of all kinds of irrelevant documents, thousands of them.

Just enter the address of whatever property you're looking at and the site calculates the market rents

I'd like to not "find out the hard way" if one of these sites are not a good match for me.The ones I'm considering are Propstream, Property Radar, ListSource, and PropwireSomething to note, I am looking to return to doing some wholesale deals, using criteria such as absentee owner, out of state owner, tax delinquent, vacant, liens, and pre-foreclosure..

Stop with the guru sites, the videos, all that nonsense is pure crap designed to drive the lazy into highly risky investments or investment schemes that will surely see you make a little or lose a lot. 

You get all the liens on the property and only some will be disclosed on the website.
