And I am pretty good with my spending habits.

I don't know your values or your personal habits, but I have a family of 6 paying less than $600 a month via Medi-Share.  

Well in have flipped a few before years ago but haven't made a habit of it.

Look at the pest report.All section 1 items must be fixed.Section 2 items may need to be fixed.Anything the appraiser notes that is a health/safety/habitability issue will need to be fixed.

Over a short period of time, it will generally alert the lender of your good paying habits and you will be issued a small balance credit card.  

They really are simple units.I would take care of vitals before you hit the popcorn ceiling and granite as well.
