If it takes 100 properties to visually inspect and find one to close on, and you might say $1000 per close, then maybe of 100 on the spreadsheet, 20 of them are provided that are worth inspecting, so $200, but since there's uncertainty and maybe some information lacking maybe $100?

SO my day usually goes something like this - wake up, meditate and visualize my goals being completed(30 mins) check emails, check here for any new interesting threads, catch up on news(30 - 60 mins depending on the forums) Follow up on any deals I have going, return any calls from new leads, update files, etc(0-120 mins) get new leads (1 - 2x/wk), get mailers together(handwritten direct mail) (2-3 hrs or more depending on how many leads i get)and the rest of my day is spent generally screwing around with my kids, and other non-sense.

If highly leveraged, or overextended, you need to visualize the potential problem and adjust for it now, imo.

I do consider everything that I can when making a decision to rent.I've learned to avoid tenants that do a quick or cursory visual inspection of the rental and then act all excited to rent.

That would be where my "newbie-ness" shows and crushes my idea.
