In addition to all new mechanicals and cosmetics a portion of the rehab will focus on upgrading the current landscaping to enhance privacy.

I've begun keeping receipts on upgrades, fees, etc... to be prepared for tax time. 

and I know there is some form of cancellation but not this close to the stay and If I could i would postpone 2 days so the first day of fishing is not in snow flurries :)the other major issue for me is POINTS  i earn enough points each year to get 10 to 14 free nights .. like in Puket  or last fall in Lisbon or a few years ago the Hilton Wikaloa on the big island and they upgraded us to a suit that was easily a 7 to 8k perk all for free.  

I have been considering upgrading to Guesty for Pros but not being able to reach customer service gives me pause.

And I know I am probably sounding like a broken record at this point but, it's true, OR via doing a Contract For Deed.

I am not addressing the broken agreements of the other side, I'm simply noting that there was a remedy that would make the one side "whole" (sell the thing and make a ton of profit).

Only a few grand and a big upgrade....!

@Kevin McKittrick Well in my opinion an electrical upgrade should be paid for by the owner of the property.
