It sounds like you have a leg up on most new investors by having your own inspection company, that way you can quickly get properties inspected and it's much less likely that you buy a property then get surprised by a big ticket flaw.

I would get super frustrated because it always felt like whenever we would get a good commission check, bonus, raise, etc. we would get hit with a big maintenance ticket that would set us back to square one.So fast forward to 2020, our house is a piece of junk.

@Anna L.Luckily in this case most of the big ticket items were replaced in the flip completed by the seller, including roof, mechanicals and electric.

Even if doing replacement of some big ticket items upfront I would still budget a minimum of 5% for each of them especially on a higher end property such as this that requires good upkeep. 4 of the main benefits of a buy and hold property are below and just because you are not getting all of them in the same property does not mean that particular property is a bad deal, but for a property of this value it is too expensive for the relative returns provided.- Cash Flow- Appreciation- Principle Pay Down- Tax Benefits
