However, I am struggling to figure out how to raise my credit rating to find a lender that would allow me to refinance the beach house so that I can pull out money to pay off credit card debt.  

Here’s my problem: everyone keeps telling me it’s business and I need to send her to collections, but I struggle with the idea of pinging her credit and her not being able to find a place to go for her children.

You touched on my exact struggle in this instance.  

However, despite having some success, I find myself at a plateau, struggling to grow my list further and enhance its quality.I've employed standard practices such as networking at local real estate events, leveraging social media platforms, and utilizing email marketing campaigns.
