Hopefully this is going in the right place, and yes, I searched and found very little on the topic which I find strange, so I'm going to see if I can get more input.I have a handful of employees (3-6 that are serious about it enough to follow through at the end of the day) that are constantly asking me questions about my real estate investment deals, how I started, etc.None of them alone have the cash sitting around to risk on a down payment for a decent rental here in Las Vegas.

I know of a couple people who picked up odd land parcels that had some value but most of the things I've seen are strange little pieces of land that have little value and no practical use.

What is very strange is that when I searched the sales records, it seems they aren't buying at such a huge discount, most look like the same ratios of price to assessment that individual investors like us were paying, some even seem to be fairly high, definitely not what I would have expected from bulk purchases.

The strange part is saying "on each day or part thereof" I suppose they think they are taking the interest factor and then dividing that by 24 to the hour of payment....LOL!

I just find it kind of strange that there is this glamour about the way to be financially free is to buy rentals.. granted it happens but it happens in a lot of business's ... one of my partners sold his garbage company to waste management for 60 million he is what I call financially free.. but he hauled garbage most of his life.
