Seems like a lot of folks prefer SFH, but I bought a Townhouse because it seems like it is easier to maintain (HOA covers external, landscaping, and neighborhood amenities).

My first rental in Birmingham I bought back in 2012 is now around $148,000 and rents for $1,000.It’s all about adding value.

A mobile home for 10-12K will likely have to be bought off market and it probably needs to be fully gutted / renovated.

These are services bought and not delivered.  

It's two stores downstairs, a large apartment upstairs, originally 2 apartments, and four garages.

This was my first investment property and I used a loan from my 401k for the down payment and also used a local credit union for a 10% down payment on it when I bought it.

Since you have bought a foreclosure before, at least you have experience with the liens and the process, but you won't get a final tally of the liens unless you can get your title company to run soft title search for these things in advance.Closing on a foreclosure anywhere in Brooklyn seems like a nightmare to me from an operational end.

I ask people who buy these lists - what are you doing differently than the other 5,000 investors that bought the same list ?

I bought the duplex for $145,000 which put monthly payment at $918 monthly.
