My business literally dies without a stellar reputation and trust of both clients and lenders.

Those fees seem pretty high when you're putting 20% down and have a stellar credit score...I'd either pay cash for the property and pull the cash out after you rehab/rent it; or call around to some local banks/credit unions to see what they can offer.

Then again, my relationships with all my tenants are stellar. 

Your preapproval of $275K and stellar credit provides more options and purchasing power in other markets. 

Overall, I am very pleased with this project, I worked with a solid team to do the rehab they did a stellar job and nearly stayed within the original bid!

For example, if someone applies and has a 650 credit score and poor rental history and another person applies with a 750 credit score and stellar rental history, we'll go with the second application because they are more qualified.
