If accepting the no parking MTR situation, then the MTR really needs to be pet-friendly (bonus if fenced-in yard) and have laundry (especially in-unit) to make up for the elimination of a key amenity.

In this situation we have a former-tenant  hyper sensitive to return of full security deposit (when unit wasn’t returned in good condition) and we are  experiencing a few unique damages.

You NEVER want to put yourself in situation where you feel you have to sell.  

My wife and I also own the only interior design company specifically for real estate investors, Ivory Home.

But if you have a cash buyer who is specifically looking for income property, and even more specifically a vacation rental property,  I firmly believe that there is a value add from having a working STR there.

In hindsight I probably should have gotten an additional HVAC-specific inspection and tested the measurements for the actual washer/dryer space.
