Will someone buy the entire portfolio when I want to exit?

Hiring someone to do the work will likely cost too much (I would charge a small fortune, it's an incredible amount of work) and doing things as cheaply as possible will bite you in the *** later when you start having issues with your own shoddy work and/or materials.

I was hoping someone might have some experience in this market to know how challenging the process would be to obtain the permit.Thanks for your input!

A deal is a deal, but it helps if you have someone in mind when you contract it. 

Iintoo seems to be branding themselves well as someone who is knowledgeable and will only vet deals that are on point to succeed. 

I just wanted to see if there were any pearls of wisdom floating around of someone who has walked this road. 

If not, then assuming that someone is in a financial situation that can afford a potential mishap, then would you say that BRRR is hands down the way to go, or am I missing something?

I would particularly love to help someone within the Atlanta area with a fixer-upper by providing some physical labor.

You can be sure they will continue to negotiate for, strategize and advise themselves.If the laws are similar where you are, you should consider if you want someone doing those things for you, and whether you are comfortable going toe-to-toe alone with a licensed professional on a $1.25 million purchase.
