I hope they offer atleast 10. 5 would be a huge risk because even though the plan is to cash out refinance 2-4 years post closing date and extend the loan… 5 adds a huge amount of stress.

I think @Charles Parrish and @Al Wilson are right on the money with the "auction fever" advice, I've felt it coming on myself and luckily haven't given in, but as far as what Charles mentioned about getting in there prior to the actual auction date, that is something I've not put much effort into myself but know other very experienced people around here who've tried that one every which way they can think of and maybe its a difference in state laws or just common practice amongst the local/regional law firms handling cases here vs there, but they've all hit a big brick wall n matter what method they tried and were just told "wait for the auction day".

Demand remains strong but even on peak dates with every park full the parks can't pack in enough people to fill up all the houses.Both Universal and Disney are expanding (Universal sooner) so that will drive up demand even more, but the problem is there is endless land out there so supply will always have a chance to catch up if developers get wind of new demand.That's why, at least for my own purchases, I'm focusing on areas with limited buildability where supply can't just scale in lock-step with demand for eternity.
