Data the applicant enters seems to frequently not be verified and it allows for complete omissions in fields and hides important information such as social security numbers from landlords. 

On the other hand, you and I both know that this will lead to a TON of calls/complaints/negative posts on social media about a disagreement of whether a previous building professional should fix something for the new owner once out of warranty, not the contractor’s fault to begin with, etc.

Unless our rental LLC is considered as a business, my kid income will subject to social security tax and Medicare tax, although not income tax if it is under $6300.
