HOUSE BILL 23-1068, Pet Animal Ownership In Housing proposes that insurance companies may not prohibit certain breeds of dogs for purposes of obtaining homeowners insurance, landlords may not charge a pet deposit and or pet rent if they allow tenants to keep pets on the property, the bill calls for establishment of the pet friendly landlord mitigation program by the department of local affairs, landlords may not place a lien upon a pet for purposes of collecting from tenants who are in default and lastly, the bill mandates that in order to obtain the Colorado affordable housing tax credit all affordable housing projects must allow pet ownership.

@Chad Rakestraw no aggressive breed dogs, no trampolines, no above ground pools in the lease and verbally communicated before they sign. insurance says no, so I enforce it.

Not based on merits.. track record is critical to raising capital and with out one.. pretty tough 6.8 cap is OK I suspect the folks your talking to.. probably think they just do it themselves what value do you bring other than you bird dogged the deal.I know syndication is kind of soup de jour but its  a very very tough thing to do starting out.. really tough.. maybe a high breed is something you want to do.. refer the deal on an you take a slice so you get something for doing it.other wise you need to have your own cash.. take it down then back fill with investors..

Never accept excuses from a tenant, when they start to give reasons for not paying simply stop them and say their personal life is not your business or concern.Some tenants are like smart breeds of dogs and willingly learn, some breeds to stupud to learn and  cats refuse to learn.

If someone asks about a larger dog, I consider it depending on the breed.I don't allow certain breeds (pit bulls, Cane Corso etc) and charge a $50 per dog per stay.I have had one person balk at the 50 bucks.
