I say as a SD bcs from what I've researched, in fl you cant really offer to pay the actual rent all up front bcs the tenant is still entitled to that money should he leave one month into the lease. would this strategy worked if I approached the property manager with this offer?

I’d say a house hack is a great way to get started, this is what I am looking to do.

What would you say a good structure/split could be with a flipper?

My layman's understanding is that you can invest alongside your own IRA as long as the transaction is structured correctly--which is to say, as a partnership at the time of initial purchase.

Proud to say a majority have been paid off...anything that I’m flipping has equity allowing me to make profit and  cash out deals.

I couldn’t say as I am not familiar with that episode or example.
