I subsequently bailed out of it for those reasons, and also after the inspection revealed far more tenant and owner damage and neglect than I was willing to deal with on my first property.

My title company now actually has a form to sign that says something to the effect of "this does not include items that are not recorded or a review permits ect".This would be like running a Carfax to check that a car has a clean title, and then being upset it didn't reveal the owner halfway completed some repairs to the car.

I was repeatedly lied to, neglected, and in the end, assumed that I wouldn't review their (incorrect) work before signing.They told me everything was smooth sailing (including calling me 48 hours before closing to confirm that I was good to close) up til 2 days before my closing at which point, it was revealed that no action had been taken on my loan.
