@James McGovern I typically only work on 1-2 projects at once because I only have one reliable contractor.

Zillow generates the most reliable rental leads for me.

In your proposed situation, here is what I would do:1) Make sure you have a good/solid/reliable contractor that can actually do the work and has capacity to handle the project.2) Apply for the max HELOC and get it established. 

The property also has firepit in the backyard, smart door lock, cameras, thermostat, and router installed.

Also a great option of course - especially if locking rate in is an important part of the investors goal since thats one of the key features we only offer through top broker partners
