My experience has been most junior lien-holders will accept ten cents on the dollar to release the lien.One other note on short sales:If the loan is an FHA or VA..... forget it.

I doubt it, but we shall see.but to answer your question, I invested in some MPG increasing items for my truck. it's a V8 that now gets over 21mpg if I go easy on the throttle. thats as good and better then most V6 SUV's and trucks.we also drive my wife's car more often on weekends. which gets close to 30, and sometimes more mpg.even as I expect gas prices to drop before this happens, I am savings to buy a hybrid Silverado in the next few years. i think I read that Chevy may release a real one as early as 2007-08.

There was a clause in the contract that stated if I was unable to get financing, the deal is scrapped and I will get my earnest money back.But the seller of the house still has not signed for the release of my earnest money.

Try to collect as much documentation on the list as possible & include an Authorization to Release Information Form (you will not have the signature of the wife....but, write down her SS#, the Husbands SS# with his signature, property address, and loan number)....attach with that a copy of the death certificate & a copy of the properties last payment coupon..........this should be enough to get a file open for you and delay a Foreclosure Date from being set.
