Talking to my wife she is not worried as her business is all listings by referrals which is the benefit of a 30 year career and one that is going to wind down in the next few years. 

Use referrals and networking to find trustworthy tenants.

Is that fee reduced if you are paying a referral fee to another agent?

If anyone could provide some insight into where the best areas and zip codes to invest would be and also any referrals to boots on the ground would be amazing!

Not too long ago, in an effort to clean up their email list, asked if I wanted to be removed and then tried to refer me to another turnkey group in Ohio (that I had already connected with and visited) to pick up a quick referral fee.
