I like self employed but dont rationalize that your simply a passive investors your not..  

Are there expenses that are considered valid reductions such as pest reports, property tax pro-rations, corrective work or repairs?  

I currently have about 55% equity in my home which would net me about 220k(assuming a Loan to Value ration of 80%) and converting my attached garage(400 sq ft) into a junior ADU and then building a free standing ADU in my backyard.

MLS will get you top dollar as a seller NO QUESTIONS or any type of rationalization will change that fact.. the only thing putting big fixers on the MLS does is it gets the seller top exposure TOP dollar.. and the wholesalers Make no money because a wholesaler needs to take a fee and is selling to a fix and flipper who is looking for the best spreads.. 

I have family in Plano/Richardson and they're telling me the rolling blackouts are done now, but they're rationing water.  

He was not able to count STR income towards our DTI ration since it is not guaranteed.

I won a lot of bidsat 405k plus 500.00   I rationalized that with Hey would i pass on that deal for 500.00 ?? 

When I look at real estate market in socal, price to rent ration, regulation, and real estate tax does not seem that favorable to me.

A $1,000,000 home that rents for $10k would be the same rent-to-price ration as a $500k home that rents for $5k. 

I find success in small multis myself, since the price to rent ration is much better here.
