What really scares me is the Herds of masses investing their hard earned money in 401K and IRA.  

I'm looking for the "herd opinion" on whether these tutorials are valid information or not.As an aside, does anyone have any good books/blogs/podcasts/videos on setting up a syndication? 

Plumbing I mentioned and would be a decent part of the cost I wouldn't even worry about gas for a studio and make it all electric (electric HWT, Stove, radiant heat if you can) Duct work - I didn't think about this because mine have electric floor heaters already.

Meaning that everybody and their brother is jumping into the real estate market, the herd mentality...

The takeaway here is never to trust in the herd mentality that past performance indicates future success, especially when it requires that you make a very, very dear sacrifice: positive cash-on-cash returns.

BP is a great place to get yourself an edge but you can't follow the herd....the view sucks and you might end up running straight off a cliff if and when you get that first deal.

If you want to continue with conventional financing, when you finally hit the ceiling maybe look at culling the herd.

It just blows my mind how much of a herd mentality we have in this country.
