I remember the excitement of my first deal, followed by the disappointment of surprise issues, followed by the joy of procuring my first tenant, followed by the disappointment of an early termination, followed by...You get the point.

"Procuring cause" is powerful in real estate.

I have bought around a dozen investment properties over 15 years and consider myself fairly savvy with finance and deal-procurement.

@Monosij Bagchi, if the property is listed on the MLS then this is common. 50% to the leasing agency and 50% to the agent who procured the tenant. 

It's important to note that permanent/long term financing for investment properties will be especially difficult to procure and if you're able to find a lender, then I would expect for your deal to be highly scrutinized as well as your creditworthiness.
