Possible sale dates got postponed, buyers walked, etc.

If the customer insists that they purchase the materials I make sure that they do it with my supervision so that I don't get partway into a project and end up with the wrong materials that may postpone the job completion waiting on the right ones.

You or better the seller could ask the law firm to postpone the sale a month while you work the deal and get it closed.
