If you're going upscale in other ways, you can sometimes get away with cheaper side pieces, but if the chairs are going to feature prominently in the photos and design, a few hundred extra dollars are worth it. 

So similar to your own space, a seasonal, annual or semi annual refresh of the space and photos is critical.

Include a copy of the property management agreement, any photos, estimates and most importantly the findings/rejection from your homeowners insurance.

Are they using pro photos for their OTA listing?

I still have to get photos but yes, that was my original idea with getting my first property: house hacking.
