It is not very difficult or complicated to evaluate commercial real estate, there are plenty of good books available that can teach you how, textbooks, online courses, community college classes, even excellent youtube videos etc, and it is actually quite enjoyable in the process to learn.

I would add that SFH airbnb market here is saturated BUT I believe there is still a robust market for larger homes for family gatherings and events.

Few agents in the market understand seller finance and the many ways it can be structured, and few will sometimes promote it, but the rest are just risk averse.

I would recommend joining local facebook groups of hosts (if they exist) for markets you are trying to get in to. 

I would rather recommend being a maximum 3-4 hours drive from whatever market you decide to get into. 

The reality in this market is that you would likely not have any funds left to return to them since it is unlikely to get re-rented so soon.

Generally I'm seeing anywhere from $25 - $40/Sf in TIA in different markets around the country. 

But I'm starting to wonder if and when some appreciation resumes, and if and when market will dictate rent increases.Appreciate any opinions - thanks

I would choose the strategy that best fits your strengths (unfair advantages) and what the market in your area demands.
