There are some occasions that a property going to foreclosure has some equity, but most owe more than what the home is worth.

On one occasion years ago, I even got cornered in an apartment by two recently evicted tenants wearing full coats on a warm summer day.

My point is we have to do our best to screen these our tenants on the front end and in the hopefully rare occasion that someone slips through, we need to take immediate action to take back possession.

In my case what profits that I had on paper were far overridden by real world expenses due to continual turnover and high management overhead from a demographic that simply moved every year and government assistance programs that, on multiple occasions, expected a bribe to pass an annual inspection.

I have seen on dozens and dozens of occasions where someone goes to a local attorney who may have done a handful of such arrangements and they are hugely disappointed and then end up coming to us for help.  

I have needed to use the hired help on occasion and it hurts the wallet.
