Hi I recently won a Small Claims Judgment against my former tenant who damaged the property and failed to pay rent.Does anyone have a recommendation for a good Small Claims Judgment Collection agency/firm that can help me collect?

Are they a nationwide firm?

I don't know your market at all, but it's common for neighborhoods next to the hospital to not always feel safe to out of town nurses--- so just know proximity isn't always the main point.

Explore neighborhoods with good schools, low crime rates, and rising home values.

It is attracting younger retail and a few firms but most shy away from it as they don’t see any added value in it and don’t trust it.

Since I am focusing on cash flow I want to target B or C+ neighborhoods. 

Without question, do not open escrow or transfer funds without going through a Real Estate Law Firm. 

It is in a nicer neighborhood of a small city. 

My firm has a fix to rent product that discounts the interest on the fix portion, and discounts origination on the DSCR portion. 

Dewald: Some other good zips are 63074, 63042, 63044 - great for long term rentals.There are good areas in south city left as well :-)I see more and more issues with municipalities like Berkeley, Pagedale where they want to narrow down the amount of rentals within a neighborhood and require homeowners to occupy and won't give out occupancy for rentals.Let me know if you've got any questions.
