@Nick Rutkowski no good deed goes unpunished by desperate people:(We try cash-for-keys (CFK) all the time, but tenants always think they're smarter than us.Most are so ignorant, they expect the funds BEFORE they move out.NEVER!

You can't genuinely expect other cities to not try to create the infrastructure, job desirability, living conditions to impede such progress.

How long are you going to own it and when will you try to sell it?

Piece of advice - when I started I wish I would have focused on my multifamily niche/expertise from day one vs trying to be the agent for everyone (flippers, STR buyers, land, etc). 

I see you've had the property on the market for a while, which must be frustrating, but what will it take to put a transaction together?

Have you tried co-living in your market yet?

You can get the contract from any agent and write it yourself, but if the seller is trying to take that 3% EMD are you able to call a legal hotline to ask questions to attorneys that know the contract and do it for FREE..

@Sean Anthony to us, this situation is really no different than a nonpaying tenant.We try to work with tenants, as "life happens", while keeping pressure on them by moving forward with the eviction process.
