A quality cordless drill, impact driver, circular saw, oscillating multi-tool, and reciprocating saw are must-haves for versatility and efficiency.

Based of my market knowledge, the strongest rental areas are the suburbs (strong neighborhoods in bucks, chester, delco, montco (main line), northeast phila, parts of mount airy, chestnut hill. 

I suspect many of these investor where not in deals in those years and never really saw or experienced the utter wipe outs that were happening to billion dollar companies.

There are a lot of details that would be good to know such as size of multi, age, number of units, etc. 

Single family, multi units, fixers, etc. 

I'm considering a multi-family in dutchtown right now and know VERY little about the area and St.

Appreciate you helping me save a few hundred bucks and headache in creating it.

You can also do small changes, like going from a multi-family to a couple SFRs, or industrial to office.
