Hi @Helena Goyvaerts,Investing in the US from a different country is fairly similar to investing as a US citizen, but there are a few differences and a few things to keep in mind.1.

You’re going to want some kind of “official” to declare she is of sound mind to sign such a paper. 

Would you mind sharing how you addressed the transition period in your contract?

This will help you understand their motivations, which can be crucial in negotiations.

Zillow has a lot of valuable information, but keep in mind that it's algorythms don't work in every market. 

Also, what was your motivation in purchasing?  

I am sure some will do it with phone and e mail etc.. but I suspect they miss the best deals.Just like top wholesalers they have buying agents when a lead comes in that buying agent is over to the house and meeting with the folks ASAP so they can lock it up.. if they are non owner occ then yes this is different but now your talking about investors as sellers different mind set .  

I've noticed some really extreme discrepancies between renting and potential mortgage payments which make me hesitant to buy a primary residence.My wife wants to move around 56 (not too far from the ocean), which I don't mind because it seems they have great school districts and we have young kids. 

I will keep that in mind when discussing the offer
