It seems to me like the owner will be at least financially responsible to the victims families due to his alleged negligence.As we come to the end of the year, have you taken time to inspect and replace fire, smoke and carbon monoxide detectors?  

Before the lease renewal we do a smoke detector test to inspect the condition of the unit to determine a lease renewal.

I plan on renovating and before I inquire at the county building department I was wondering what may be needed.I'm know GFI's and and smoke detectors are mandatory but what else should I be aware of?

.- Change all kitchen / bath, garage and outside outlets to GFCI, depending on jurisdiction sometimes we change to separate circuit on Arc Fault breakers- Move Microwave to separate circuit- Add hardwired smoke / carbon detectors to code- Add Air hammer arrestors to fridge, D/W, Laundry- If replacing windows, ensure all new windows meet egress.Well be wrapping up tile, flooring, and swapping out the light fixtures next couple days!

We were similar to JScott in that we focused on education and planning for approx 12 months before we decided to put the plan in motion.

I've seen where some landlords had to file a motion to Lift Stay with the court in order to get their rent or begin proceedings for eviction when an existing tenant filed for bankruptcy.

No smoke detectors, no GFIs and probably no grounded outlets just for starters.

Starting a wholesale business is a good way to earn money and you can set it in motion while you continue to work in your current profession.  

Is the present upward motion sustainable indefinitely or are income/wages, business investment and taxes at some point in time going to take effect.
