20 October 2024 | 8 replies
Since then we've had two more showings, and a verbal offer over the weekend for $235,000 which then became $215,000 because she's concerned there "might" be mold in the house, although when asked by her agent why she thought that she hasn't given any specific reasons...so not sure what to make of that as the house is completely mold free to my knowledge.

19 October 2024 | 6 replies
I’m fairly new to the self-managing/property management business and certainly new to dealing with section 8 tenants.I have a potential section 8 tenant who has inquired about one of my properties and they are in their opinion “disgusted” with the way the carpet looks however up until this point in my efforts of marketing the property I have not had one complaint concerning the carpet. That being said she has requested to rip out the carpet, in turn to replace the carpet with hardwood floors.
Ayanna Donovan Delays with permit approval
21 October 2024 | 10 replies
It’s unfortunate so much time was lost determining a use permit was not appropriate and a variance was required but everything that’s transpired since your May 2024 zoning hearing adds up and shouldn’t be viewed as a concern.
Oladimeji Sonibare Is Running Ads to a Preforeclosure list Illegal?
26 October 2024 | 25 replies
@Oladimeji SonibareThe issue in simplification is this - >Specifically, when it comes to "foreclosure," I’m not as experienced in that area (honestly, I’m more of a Google Ads guy than a Facebook guy). However, the key is to position yourself as the buyer who can purchase quickly, with cash, and without any hassle—essentially the classic approach of a wholesaler or investor.and in that way your in the white when it comes to the 'legal' aspect of it.I wouldn’t claim to solve these deeper issues directly through the ad creative. However, you can address these concerns during a phone conversation if the issue comes up in your screening process with the seller.
Christian Vito Mobile Home Builder - How to partner up with a business developer
14 October 2024 | 2 replies
Since 2020 we've been selling these units to individuals and organizations that may buy from 1 to 5-6 units each, but currently trying to expand our business.Given the interest rates for financing these types of structures and how much landlords are charging (for both short-term and long-term rentals), I found that the net income is way higher than the average mortgage payment, so basically it's free money.I've been thinking it'd be a good idea to partner up with a real estate developer to develop a mobile park.
Michael Kazalas Fractional Real Estate Investing -- What say you?

For $250 minimums, and only $9mm of GAV, probably not really too much concern. If their platform starts growing exponentially, I would be concerned about their focus to make sure you investments continue performing when they are likely to be very distracted by SEC investigators.
