A BP member posted some notes he was selling, one interested me @$62,135, monthly payments of $820.27, 160 payments remaining, 12%, no discount.So I calculate the following.820.27 x 160 = 131,243.20 (total returns)131,243.20 - 62135 = 69108.20 (total interest collected)69108/160= 431.92 (interest payment per month, as a constant over the life of the loan.)431.92.x 12 = 5183.11 (annual interest)5183.11/62135 = 8.3%So rather then 12% interest I get 8.3%, however when I plug the original numbers into a financial calculator I get the loan paying 12% there is something I am not calculating right, or something I am not understanding, which will no doubt be affecting my due diligence.Help me correct my misunderstanding.

@Joe Gore Maybe I misunderstand the concept, but my thinking is, home owner does a deed in lieu of foreclosure (no foreclosure headaches, I get the house and his debt is forgiven) and I'll give him $1000 if he leaves the place in decent shape when he leaves.
