I would also say that finding a good property manager is worth some extra effort, it can literally make or break your investment.Here are some pics from our new build, we did a joint venture with our friend who is a property manager here in town.

Louis is block to block and that's literally true: one block can look run down with boarded up buildings, then you cross a street and every property is well-maintained.

The team/agent community is highly competitive and if they were lying there would literally be hundreds of complaints from other teams to the real estate commission from these.Also the top teams are typically listed by a number of different reporting agencies such as realtrends, the wall Street journal etc.

Even if you went from that to talking to the listing agent to "work this out," it would at best have been a "verbal contract," and a "verbal contract" does not exist in real estate (see above), in practice, meaning that literally the most that could possibly have been accomplished was absolutely nothing.2.

(For example, the dishwasher broke and the landlord literally told us 'you guys buy and replace it and I'll reimburse you' so I got a cheap one on craigslist for 25$...) and that's why @Onna-lisa Kyom is correct that maybe they would sell it for less because it needs so much work.

I have no problems stating that they know their business, understand the market and in many cases, for certain areas, literally know building-by-building who owns it, when it last traded, the condition of the property, the tenant base, etc, etc.
