Do they view contractors as simply blue collar folks or businesspersons?  

I don't know how much longer it will stay like this - but it is an old blue collar town - very close to downtown Portland, but on the east side (Downtown is on the West side).

The alternative to a wholesaler is a real estate agent who facilitates transactions, their fee structure should be  in line with what they accomplish, not a number out of the blue. 

Then get your ducks back in a row and jump back into the investing game.Personally, if I had to rely on students to pay my bills, I'd absolutely cash out and go buy some property I could rent to a nice blue collar working class family.
