Now if you paid an insane price or above market rents with an ultra low cap rate and used really low fixed debt for 10 years not hardly ever seen again then you better have some great rental increases and mortgage paydown to help offset.Multifamily lots of times the raisers projections are crap.

but all in all there is little to no appreciation in that area so not really sure why anyone would buy in a market where what ever cash flow you make goes back into cap ex over time like it did for me.
