When I acquired my own portfolio I did so largely by my own version of BRRR which involved paying cash for a property, fixing it up, renting it out and then a year later getting a Wells Fargo HELOC on them and using that money to buy another house.

The MFM group is a machine that churns out many people looking to become MF investors.If you are interested in learning more about commercial RE, not just MF, there are many online virtual meetups as well which can give you a lot more exposure than just your local market for in person events.There are also other, more affordable, options to continue your education rather than paying a large amount for a mentorship program right away.Happy to share these with you if interested.

If you are building from scratch, see if you can buy a corner lot to build a duplex that has one driveway/garage on one street and the other on the other street-they look more like a large single family home until you go around the corner.

Nope.. developers by and large are not going to cash you out and take the entitlement risk for such a small discount.. maybe 500k discount they would but not 100k.. not going to happen unless you find a developer that is not very bright and has money burning a hole in their pocket.
