I would add a clause that says the she and mower are available for tenant use but the tenant is responsible for maintaining the mower at their own cost and you are not liable for injuries or damage caused by operation of the mower.

The underlying theme of the LLC is the fact that if someone has a death or permanent injury on your property and they sue (which they will), your risk would be limited to the assets and cash held by the LLC, not your personal assets and cash.But in either case, your insurance carriers have a duty to defend and will fight to minimize your loss.

Jossie,You're going to need an attorney to assist you with rental contracts, local laws, HOA rules, tax issues, commercial liability insurance for personal injury and workers compensation.
