In my opinion, the only voices you should be listening to, with regards to goals, are those mentors or people who've done what you want to do.

Just bring a white noise machine that plays non human audible sounds but scramble the ability of a microphone to record human voices.

Amid the other concerns being voiced here, I didn't see anywhere that the HOA was verified in allowing STR.  

If you need commercial financing, there is plenty out there, particularly commercial financing that's based on the property's cash flow rather than your income.Banks and Credit Unions are the first place to look, but commercial brokers are out there as well with some innovative products. 

In Nov 2019 my wife and I decided to take on a 3rd SFH with significant renovations. 

Definately not a requirement, but it stood out to me as innovative when I saw it.

Then proceed to give the tenant notice via voice-mail, e-mail, text, etc that you will be inspecting the unit 24-Hours after said notice.

Any experiences voices able to help me understand how the hud reps will look at my asking rental price (asking $5,500, I’m paying all expenses).

So, they stopped paying in Nov 2019, moved in Dec 2019 and I put a new tenant buyer in Feb 2020 who gave me a $25,000 option fee.I wish they would fail more often.Just kidding.

With new things I'm typically a very hands-on learner, preferring an observe-replicate-innovate sort of model, so I'd love to start meeting investors and watching deals go down to see what's working in the Northwest Phoenix/Glendale-ish area where my wife and I own our home.I'm excited to start meeting people, continue learning, and hopefully pull the trigger on a deal in the next few months!
