Hey @Jack B. sorry to hear about the current challenges in your personal life, but it's great to hear you are working on taking control of that as much as possible to make changes that will make you happier :)I agree with @Mike Reynolds that it sounds like if you really want to be done with everything you should sell your properties except for the one you may want to live in..if you were going to buy another property I would focus on picking something that you would enjoy having, like a vacation home or two that you can use occasionally and AirBNB through a property manager the rest of the time.

I am much happier managing my own properties, finding tenants, etc.

I will be years trying to recoup the investment but it enhances the building overall and will keep tenants happier I guess.

My investors than have done business with me in the past would invest if I didn't put money in, but are happier if I do and my new investors are much more comfortable and expect me to invest.
