Right now, there's not enough "room" in rates to cover those hits so borrowers would pay discount points to cover them.

I'm interested in renting out rooms and would like to know what provisions are people including in there leases to protect themselves and their tenants.

there are alternate rent options such as STR, MTR, rent by room.

She is exactly as she is on social media and even more impressive in person because there is no room for BS in what she says.

The lower under 70% the better obviously, but 70% is a good number where even if it does go up to 75% you have that wiggle room built-in there!
